The joint venture between City Development (CDL) and TID Residential won the land bid among 17 Developers for a latest Executive Condo (EC) site in Sumang Walk in Punggol, named as Piermont Grand.
The top bid of S$509.37 million works out to a record S$583 per square foot per plot ratio (psf ppr). The breakeven cost is expected to be above $1000 psf. Developer is confident of its success given its excellent location and desirable attributes. Piermont Grand EC land parcel is located between Sumang Walk and Punggol Way, perpendicular to Sumang Link. It is sited at site area of 27,056.4 sqm with a plot ratio of 3.0, estimated to build maximum of 820 residential units. The sizable land area will allow for generous landscaping.
The development will comprise 13 blocks of 10 to 17 storeys. Most of the units will be oriented towards Punggol Reservoir and My Waterway@Punggol to maximize the scenic views.
