The new EC site at Anchorvale Crescent in Sengkang, under the 2018 Government Land Sales (GLS) Programme, has been triggered for launch on 25 July 2018. HDB will launch the public tender for the site in mid August. The tender period for the land parcel will be about five weeks.
The new Executive Condominium (EC), a 99 year leasehold site located at Anchorvale Crescent, sits on estimated 1.71 ha (approximate 17,100 sqm) of land, Gross Plot Ratio of 3.0, projected to house a total 550 residential units.
The Housing & Development Board announced on 14 Sept 2018, Evia Real Estate (8) Pte Ltd & Gamuda (Singapore) Pte Ltd submitted the highest bid for the land tender of Anchorvale Crescent EC land parcel at $318.89 million, or $576.22 psf per gross floor area, in a hotly contested tender that drew seven bidders in all.
The last EC tender at Sumang Walk in Punggol was awarded to CDL at S$583 psf ppr, which is expected to launch in second half 2019 at estimated S$1,200 psf. Rivercove Residences EC in Sengkang, the only EC in 2018, was launched this Apr at an average S$965 psf and was sold out by end Jun.
Due to the limited supply of EC sites and recent brisk sales at Rivercove Residences, the tender of the new EC site could draw strong interest from many developers.
The new EC site is strategically located close to shopping, dining, sports, entertainment and leisure, schools and health care.
Nearby important amenities such as Sengkang General & Community Hospital, Sengkang Community Club and Compass One Mall.
