Jui Residences | Project Description

Jui Residences is an upcoming Freehold private residential development located at 1177 Serangoon Road in District 12, next to Kallang River and park connector. It is a historic building of the National Aerated Water co., that once bottled iconic soft drinks Sinalco, Kickapoo Joy Juice and Royal Crown Cola. The factory started operation from 1954 and ceased operation in the 1990s.

The new residential development will be partially conserved by the developer under Urban Redevelopment Authority (URA) principle of maximum retention, sensitive restoration and careful repair. The developer is responsible to conserve its architectural and heritage value and its role as a landmark in the area.

The main building comprises a two-storey L-shaped structure facing Serangoon Road. Other features that will be retained include its signage tower, a balcony with brick parapets, Art Deco timber transom panels and a concrete sun shading ledge that spirals out of a circular window. The conserved building will be integrated into Jui Residences and kept fenceless along the main road and the river.

Jui Residences is developed by the Malaysia-listed developer Selangor Dredging. The site has a land area of 31,705 sqft, plot ratio of 2.8 with allowable gross floor area of 88,775 sqft. It is projected to house total 117 units of 1 to 3 bedroom units at a single 18 Storey residential tower.

At the Level 5 where the sky terrace is situated, a 24-metre infinity lap pool provides seamless views extending into the Kallang River giving residents a sense of liberating space.

The art-déco heritage can be seen through the vertical flutes on the facade, arched detailing on the balconies and wide inset curves at the podium.

The development will be a distinctive and visual landmark along Serangoon Road. The building will be transformed into a unique and lively commercial area located next to a park connector, adjacent to the Kallang River. This park connector links Bishan-Ang Mo Kio park to Gardens By The Bay, turning the river into a thriving corridor of vibrant community space.
